Realtor Referral Agreement

If you are looking for a property management company to partner with that has your client’s best interest in mind, then Del Rancho Realty is the way to go. 


If you send a referral to Del Rancho Realty, we will: 

  • Pay you a $500 referral fee once we sign a long-term management contract with an Owner and the Resident is placed into the home.
  • We sign a contract stating, “We will not solicit your client”. They are your client for life.
  • If your client wants to buy or sell again, we refer them back to you!

We rent your property fast

When it comes to full-service management, we have everything you need. We understand the importance of preserving real investments and at Del Rancho Realty Inc. we ensure you get this hassle-free. With only a 7% management fee of your monthly rent. Our team offers contract negotiations from start to finish, 24/7 maintenance, bookkeeping, move-in, and move-out, plus much more.


We also understand that full-service management might not be what you are looking for, however, finding the right resident can sometimes be the most difficult part.  We only choose the best possible tenants for your property.  Our thorough screening process for rental applicants has consistently kept our eviction rate very low.  If at any time you feel you want to switch over to full-service management, no problem we are here to help every step of the way.

Marketing & Leasing

For the initial consultation, if you are not available to meet in person, we are flexible and can meet via Zoom, WhatsApp, FaceTime, e-mail, or phone.  During this meeting, we will be able to answer any of your questions.


List Property on the Top Rental Websites

Exposure is key. We market on the top rental websites – Zillow, Trulia, Hotpads  and Craiglist.


Show the Property to Prospective Tenants

We provide open houses as well as showings by appointment to preapproved future tenants with serious and interested prospects.

Thorough Resident Screening

It is crucial to evaluate residents thoroughly. When processing an application, we screen for the following:

  • Eviction 
  • Credit Check
  • Employment Verification
  • Past Rental References
  • Criminal History

Rent Collection

We make sure all rent is paid by the 5th. If not, we communicate with the tenant and try to make arrangements.


If a tenant has gone beyond the grace period of the lease, we provide them with a three-day notice to pay rent or quit.  If we have a tenant that does stop paying rent, we will proceed with the eviction process and re-renting the property as soon as possible.

We make paying rent easy for tenants with the online tenant portal that can be accessed 24/7. We encourage tenants to pay online, which means we can pay you faster. 


Monthly Owner Distribution 

We make sure you get paid on time, every time. You no longer must worry about rent showing up in your bank account because we take care of everything, so you don’t have to.


Owner draws are paid as soon as funds are available, and expenses are paid every month.

Maintenance & Inspections

Maintenance 

Documentation is key. We make sure that we document move-ins and move-outs both in writing and using photos. We also do yearly walk-throughs of your home to ensure the integrity of your investment is upheld.


24-Hour Emergency Service

Emergencies happen, which is why we have a team that is ready to help 24/7.


Vendors

Our third-party vendors have been working with us for many years. They offer discounts to our clients. If you have a preferred vendor, we would be more than happy to work with them as well.

Accounting

We provide you with a detailed monthly financial statement which is accessible through your owner portal for you to review.  The statements include a Profit and loss statement, a general ledger, and any invoices.

  • All reports and tracking are always further available through the Owner Portal.
